* Employer and previous landlord references, as well as a credit and payment history check, are required. A full pre-rental screening will be conducted at the expense of the prospective tenant if their application is accepted, and the signing of the LEASE will be conditional upon the results of this screening being to the full satisfaction of the LANDLORD.

* The lease will be for a duration of one year, with the possibility of renewal after 12 months unless otherwise notified by the LANDLORD.

* The tenant must provide a series of post-dated checks upon signing the lease for the entire duration of the lease, unless an agreement for bank transfers is made.

At the end of the lease, the tenant must vacate the premises and leave all inclusions listed in the lease in the same condition as they were at the start of the lease, except for normal wear and tear. Any major repairs must be assumed by the tenant before vacating the dwelling.

* The TENANT may only paint the apartment with the approval of the LANDLORD.

* Any damage caused to the dwelling must immediately be assumed and repaired by the tenant, either professionally or by a professional.

* In the event that the tenant loses the keys to the dwelling, they will be responsible for replacing the keys at their own expense.

* The landlord reserves the right to visit the dwelling at any time after giving 48 hours' notice, and the tenant must grant access.

* The tenant must act in a way that does not disturb neighbors or negatively affect their quality of life.
