Conditions before signing the lease

4.The lease must be signed within 10 days of the offer's acceptance, together with the first month's rent.
5.Proof of liability insurance of $2 million for the entire lease term must be provided.
6.Post-dated cheques are required for the full duration of the lease.
Rules and obligations
7.The tenant must comply with all condominium bylaws and move-in procedures.
8.Non-smoking property: smoking or vaping of tobacco, cannabis, or any other substance is prohibited in both private and common areas.
9.No pets.
10.Short-term rentals (Airbnb or similar) are strictly prohibited.
11.No subletting or lease transfer without the landlord's written consent.
12.The tenant is responsible for any fines or penalties issued by the condominium association for violation of building rules.
13.The tenant is responsible for the replacement cost of lost keys, fobs, or remotes.
End of lease
14.The dwelling must be returned in the same condition as at the start of the lease, subject to normal wear and tear.
15.In case of non-renewal, the tenant agrees to allow visits with 24-hour notice for potential new tenants.
16.No painting, alterations, or work may be done without the landlord's prior written approval.
