Before the lease is signed: Conditional upon the following reports (items 1, 2, and 3) to the
full satisfaction of the landlord:
1.Employment letter (salary, position, length of employment, status) and most recent paystub
showing year-to-date earnings.
2.Credit score and credit report (at the tenant's expense) as well as a CORPIQ or Thibaudot &
Oligny report.
3.Clause 9.2 of this Promise to Lease applies (tenant's consent to verify payment habits and
provide references from the former landlord).
Once the offer is accepted:
The lease must be signed within a maximum of 10 days after the accepted Promise to Lease, and the tenant must provide a cheque or Interac e-transfer for the first month's rent on the date of the lease signing between both parties.
4.The tenant is responsible for complying with all moving rules and paying any fees required by
the condo association.
5.Proof of liability insurance ($2M) for the entire lease term is required.
6.The tenant agrees to provide postdated cheques for the entire lease term.
The prospective tenant must read and accept the building regulations.
During the lease:
8. No pets allowed.
9. The tenant shall not, and shall not permit anyone to, smoke or vape tobacco, cannabis, or any other illegal substance in any interior part of the premises, including common areas.
10. Airbnb is not permitted, and all similar short-term subleases are strictly prohibited.
11. The tenant is not allowed to sublease or transfer the lease without the landlord's written
consent.
12. Tenants are responsible for paying any penalties resulting from failure to comply with the
building regulations and the declaration of co-ownership.
13. The tenant will also be responsible for any fees incurred due to the loss of keys or remote
controls.
End of lease:
14. At the end of the lease, the unit must be returned in the same condition as at the beginning
of the rental period, including all unit inclusions, subject to normal wear and tear of the
flooring.
15. If the lease is not renewed at the end of the term, the tenant MUST comply with ALL visits
requests from prospective new tenants, with a 24-hour notice given.
16. No work (painting or otherwise) may be undertaken without the landlord's prior consent.
