- Proof of liability insurance ($2,000,000) and confirmation from Hydro-Québec must be provided before taking possession.
2. The lease is conditional upon verification of the credit report and authorization to verify payment history, as well as references if necessary (at the tenant's expense), to the landlord's satisfaction.
- The tenant is not authorized to sublet or transfer the lease without the landlord's written consent.
- The tenant agrees to provide post-dated checks for the entire duration of the lease.
- The units must be delivered clean and ready for occupancy and returned at the end of the lease in the same condition as at the beginning, except for normal wear and tear. Any significant damage will be repaired at the tenant's expense before their departure.
- The tenant is responsible for any damage caused to the premises and must remedy it immediately and professionally.
- If the lease is not renewed at the end of the lease, the tenant must accommodate all requests for showings from prospective tenants or buyers, with 48 hours' notice.
