- Lease must be signed within 10 days following the acceptance of the Promise to Lease

- Proof of liability insurance ($2M) for the entire lease term must be provided
- Rent must be paid via Interac transfer
- Tenant must read and accept the building rules
During the lease:
- No pets allowed
- No smoking or vaping of tobacco, cannabis, or other substances inside, including common areas
- No Airbnb or similar short-term sublets permitted
- Subletting or lease transfer not allowed without written consent from the landlord
- Tenant is responsible for any penalties related to non-compliance with the building rules and condo declaration
- Tenant is responsible for fees due to lost keys or remotes
End of lease:
- Unit must be returned in the same condition as when rented (including all inclusions), except for normal floor wear
- No renovations (painting or other) without the landlord's consent
