The lease term for the premises may be 12 months or longer.
No pets are allowed on the premises.
The TENANT shall not, and shall not permit anyone else to, smoke tobacco, cannabis, or any other substance in any interior part of the premises, common areas, or on the property as a whole.
No Airbnb or similar short-term subletting is permitted and will be considered a material breach of the lease.
The TENANT must provide proof of liability insurance (minimum $2,000,000 coverage) and confirmation of Hydro-Québec account activation prior to taking possession.
The lease is conditional upon a satisfactory credit report verification, as well as consent to verify payment history and references if necessary (at the TENANT's expense), to the full satisfaction of the LANDLORD.
The TENANT is not authorized to sublet or assign the lease without the prior written consent of the LANDLORD.
The TENANT agrees to provide postdated cheques or electronic transfers for the entire lease term.
The premises will be delivered clean and ready for occupancy and must be returned in the same condition at the end of the lease, except for normal wear and tear. Any significant damage must be repaired at the TENANT's expense prior to vacating.
The TENANT is responsible for any damage caused to the premises and must promptly repair such damage in a responsible and professional manner.
If the lease is not renewed at the end of the term, the TENANT must allow all requests for visits from prospective tenants or buyers, with 48 hours' prior notice. This condition also applies in the event the property is listed for sale during the lease term.
The TENANT is responsible for paying the cost of replacing any lost keys.
The LANDLORD reserves the right to inspect the premises with 48 hours' prior notice, and the TENANT must allow access.
The TENANT must conduct themselves as a good occupant and must not disturb the peaceful enjoyment of neighboring residents.
Any moving-related fees charged by the building management will be at the TENANT's expense.
