Smoking of tobacco, cannabis, or any other substance is prohibited inside the unit and in common areas. The tenant must ensure that no one smokes in these arcas.

Pets: Prohibited, except for one (1) cat.

Short-term rentals (e.g., Airbnb) are prohibited.

References and screening: Employer and previous landlord references, credit and payment history verification required. Full pre-rental screening to be conducted at the prospective tenant's expense if selected. Lease signing conditional upon satisfactory results for the LANDLORD.

No transfer of lease or subletting without the LANDLORD's written consent.

Condition of premises: Delivered clean and in good condition; must be returned in the same condition (normal wear and tear excepted) with all inclusions in similar condition.

Major repairs: Tenant responsible for completing prior to vacating, in agreement with the landlord.

Painting: Allowed only with prior written approval from the LANDLORD, no paint on woodwork.

Damages: Any damage must be declared to the landlord, repaired immediately by the tenant, professionally or in a professional manner, in agreement with the landlord.

Lost keys: Tenant responsible for replacement costs.

Access: LANDLORD may visit the premises at any time with 48 hours' notice; tenant must provide access.

Conduct: Tenant must not disturb neighbours or interfere with their quality of life, therefore wearing shoes in the apartment is prohibited.

Visits: Minimum 24 hours' prior notice required.

Insurance: Tenant must hold tenant's insurance including civil liability coverage of at least $2
million and provide proof before move-in.

Utilities: Proof of Hydro-Quebec account required before move-in.

Snow removal: Tenant responsible for cleaning balconies during winter and making sure that any outside furniture is put away in the back storage before winter.

Smoke and carbon detectors must be kept up as per law.

All enhancements to the apartment must be agreed upon by the landlord.

Tenant is responsible to bring down the garbage, recycling and compost bins every week.

Charcoal BBQ is prohibited.
